ANSWERS FOR BUYERS AND SELLERS
1. What if I am already using an estate agent? Can I also use Property Broker?

Yes, most definitely although you may be tied to an agency you can register with Property Broker. We would highly recommend you try Property Broker first after all it could save you thousands! It's not surprising that estate agents won't want to promote Property Broker and may advise you that you cannot advertise privately at the same time as being under a contract with them, this is not the case. We are not an estate agency and don't benefit from the proceeds of your sale. If you find a buyer yourself with our help you don't have to pay agency's commission.
2. Will you charge me commission if I sell my house?

Absolutely not! Regardless of how much you sell your house for we take no commission.
3. How long does it take for my house to appear on the site?

Your property will appear within 24hrs of the first working day once we have received all your details.
4. How do people find your site and my property?

We market our site in places where most people begin their search, which is with the search engines. A majority of Internet users find their web pages this way and a majority of our visitors are the same. Once on the site it's very easy to use. Browsers will select the criteria for the house they are looking for and if your house meets this then it will appear immediately. Also once you have registered if your property meets any of our users criteria then your homes details are emailed direct to them so they know its now available. We have a strong on going marketing campaign using such media as radio, press, out reach…..

6. How do I value my property?

Even when selling your house either with Property Broker or with an estate agent you will ultimately determine the value of the property and know how much you are prepared to accept. You must be realistic when valuing and not over estimate the value just to test the market. Its better to create an interested then you are in a much better position to negotiate and achieve the value you want.
7. What happens when someone agrees to buy my house?

The procedure is exactly the same regardless whether we sold your house or an agency. Estate agents perform no legal function. You now either do the legal side of selling yourself or contact your Solicitor and licensed conveyancers.
8. What about security?

This is an issue that agency's like to bring up, but the details we advertise are no more than what an agency would. We only publish the details you give us such as nominated numbers by you and/or email addresses. Anyone wanting to view your property is only at your consent and at a time that suits you. Our for sale boards as you would expect have our web site details and telephone number. We only give out relevant information and if they require more information then we only give them the number nominated by you. We do recommend that you take details from someone wishing to view your property such as name, address and phone number and make sure you are accompanied by someone at the time of viewing.
9. Where does Property Broker Advertise?

We have on going advertising campaigns such as: Press, Radio, Outreach, PR….. all over Norfolk.
10. How does Property Broker compare to an Estate Agent?

Estate agents take photographs of your home free of charge. Property Broker also does this.

•  Estate agents advertise your property on the Internet. Property Broker also does this.
•  Estate agents put up a for sale board. Property Broker also does this.
•  Estate agents charge a commission for selling your property. Property Broker does NOT do this.
•  Estate agents advertise in the press. Property Broker also does this.
•  Estate agents have lists of buyers. Property Broker has buyers registering every day.
